The Previously Approved “New Boston Crossing”
A Large-Scale Mixed-Use Neighborhood Designed Around Living, Working, Learning, and Recreation
Housing for a Growing Lawrence
The New Boston Crossing is designed to address Lawrence’s growing need for diverse housing options across multiple income levels and stages of life.
The approved plan includes:
Hundreds of apartments for renters
Condominiums for first-time buyers and downsizing residents
Townhomes offering flexible ownership and rental opportunities
Single-family homes across a range of price points and neighborhood styles
Rather than focusing on a single type of housing, the development aims to create a complete residential ecosystem where young professionals, families, retirees, university-connected residents, and workforce employees could all find a place within the same community.
Located near major transportation corridors including K-10 and Iowa Street, New Boston Crossing is positioned to support long-term population growth while expanding housing inventory in one of Lawrence’s key future growth areas.
The project also emphasized walkability, neighborhood connectivity, and access to recreation, entertainment, and services, allowing residents to live closer to amenities without depending entirely on vehicle travel for daily activities.
At a time when Lawrence continues to face pressure on housing availability and affordability, New Boston Crossing represents a significant opportunity to expand residential capacity while creating a master-planned community designed for long-term growth.
Approved Through the City Review Process
The New Boston Crossing development was not a speculative idea or an informal concept. It advanced through the City of Lawrence’s public review and rezoning process and ultimately received the approvals necessary to move forward.
On March 5, 2024, the Lawrence City Commission approved all eight rezoning requests associated with the 177-acre mixed-use project, including six requests that required a supermajority vote to pass.
City leaders debated concerns related to floodplain development, housing demand, environmental impacts, and long-term growth. Despite differing viewpoints, a majority of commissioners concluded that the project addressed significant community needs, particularly the shortage of housing inventory in Lawrence.
The approvals followed months of public meetings, Planning Commission review, engineering analysis, and amendments to the community’s long-range planning framework under Plan 2040.
Developed to Serve Lawrence
Both the New Boston Crossing and The 1059 were created with the same underlying goal: helping meet the long-term needs of Lawrence through thoughtful investment, expanded opportunities, and community-focused development.
While the two visions take different approaches, both were designed to contribute meaningful public value through a combination of:
Economic growth
Housing and tourism investment
Recreation and entertainment opportunities
Expanded commercial activity
Infrastructure improvements
Community gathering spaces
Long-term activation of an important gateway into south Lawrence
New Boston Crossing represents a more housing-intensive mixed-use vision centered on residential growth, entertainment, hospitality, and neighborhood expansion.
The 1059 evolved from that framework into a more conservation-oriented concept emphasizing recreation, tourism, conservation, regional partnerships, and reduced environmental impact.
K-10 Development Group is proud to have invested years of planning, engineering, public engagement, and financial commitment into exploring ways this property can positively contribute to the future of Lawrence.
Both concepts reflect a belief that Lawrence deserves investment that looks forward, creates opportunity, and contributes to the community’s long-term vitality.
