The 1059 is Improving
Over the past several months, we at K-10 Development Group have listened to concerns about the Wakarusa River Valley, wetlands, culturally significant areas and the amount of earthwork required to develop the property. Those conversations, combined with continued work by our engineering team, have led to a significant improvement in The 1059.
A New Conservation Area
Our improvement allows a large portion of the property to become a conservation area, extending from the middle band of trees south to the tree line along the Wakarusa River.
Development will remain north of this conservation area. This improvement preserves a substantial area between the commercially development land and the Wakarusa River while allowing The 1059 to continue moving forward as a recreation, entertainment and tourism destination.
The Barefoot Trail Is Moving North
The Barefoot Trail Lawrence will also move north. Instead of being located closer to the Wakarusa River, the trail will now be incorporated into the middle band of existing trees.
This new location keeps the Barefoot Trail immersed in a natural wooded setting while bringing it closer to Sporting Kaw Valley and the other attractions planned for The 1059.
Dramatically Less Earthwork
Under the previously approved New Boston Crossing plan, development of this property was estimated to require moving approximately 850,000 cubic yards of earth. The previous concept for The 1059 reduced that estimate to approximately 450,000 cubic yards.
Preliminary engineering estimates indicate that our improvement reduces the number of cubic yards of earth moved to somewhere between 250,000 and 200,000. Engineering has begun and when we have a solid number, we will share it.
Less earthwork means less disturbance to the existing landscape and reduces the potential for changes to natural drainage patterns and site hydrology.
The STAR Bond District Stays The Same
The proposed retail sales within Phase 1 of the STAR Bonds project will stay the same. The 1059 remains an essential part of the larger proposed STAR Bonds project and continues to be designed as a destination that can bring new recreation, visitors and economic activity to Lawrence.
Our Continuing Promise
Over the course of planning The 1059, we have continued talking with community members, local leaders, environmental interests, potential tenants and our engineering team. Those conversations have opened the door to our improvement. We promise to continue listening as our STAR Bond project moves forward toward completion.
